Goulburn mixed-use refurbishment

The complete refurbishment of a heritage-listed mixed-use building at 210 Auburn Street, Goulburn, carried out while all ten ground-floor commercial tenancies stayed open and trading.

Four dilapidated apartments were revitalised and a fifth, a new four-bedroom dwelling, was constructed on Level 1. Amenities and kitchens that had reached the end of their serviceable life were demolished and rebuilt, common areas and the terrace were given a comprehensive facelift, and the existing internal stairs were retiled for durability as much as for appearance.

As a Class 2, 5, 6 and 7a development, the compliance load was the job. HSRC worked alongside specialist consultants in fire engineering, accessibility, acoustics, hydraulics, electrical and mechanical services, constructing new fire stairs and a fire panel, installing an OTIS lift, and partnering with local manufacturer FTI Group on custom Fast Tread stair systems, compliant handrails and bespoke fire-rated door and framing solutions.

The completed development is durable, compliant and considerably more valuable than what stood there before, and the heritage character of the building survived it intact.
