Two programmes of work on one occupied site: a full refurbishment of the building’s commercial pool, spa and sauna, and the systematic remediation of more than 120 balconies.
The wet areas were taken back to the shell, the original terracotta surround and dated pool finish demolished, services renewed, and the whole space rebuilt in pale stone tile with new balustrading and compliant handrails. The result reads better than the original construction, and handed over a month early.
The balconies ran to roughly 4,500 m² in total. Each one was stripped back to slab, re-membraned to scope and reinstated to code while its apartment stayed occupied, staged so residents kept the use of their homes throughout. Across a job of that scale HSRC recorded no membrane failures, and finished that stage three months ahead of programme.
