Mosman’s building stock is unusually good and unusually hard to reach: interwar houses, walk-up flats and boutique blocks, on streets that fall steeply toward the harbour.

Access is the first question on almost every Mosman job and the one most often answered too late. Narrow streets, no on-site parking, stair-only entry to a great many apartments, and a lift, where there is one, that was never intended to carry a bath up eight floors.

Getting things in

A great many Mosman apartments are in walk-up blocks with no lift, or with a lift that cannot take long lengths. That decides the maximum size of everything: stone slabs, bath tubs, sheets of glass, lengths of timber. Joinery is frequently built off site in sections and assembled in the apartment, which is more expensive than a single fitted piece and the only thing that actually works.

Getting things out

Demolition waste has the same problem in reverse, and on a street with no parking and a steep grade there is often nowhere to put a skip without a permit. Waste handling on these jobs is a line item, not an afterthought.

The street

Occupying part of a narrow Mosman street needs council permission and a plan, and neighbours notice immediately. Sorting that in advance is the difference between a job that runs and one that is stopped in week two.

Working inside a strata building

Bathrooms and balconies get re-membraned properly and tested, because the alternative is a claim against the works years later. By then the argument is about who did what.

Houses on the slope

Mosman’s interwar houses sit on blocks that often fall steeply from the street to a harbour outlook at the rear. The good news is that the view is at the back, which is where the planning controls are loosest. The difficulty is retaining, excavation and getting plant to the low side of a site that a truck cannot reach.

The pattern is the same as the apartments: the structure is ordinary, the access is not, and the access is what should be resolved before anyone commits to a number.
